What it does

Takes a property context and a space-planning request, then orchestrates five specialist subagents to produce programmatic options, design concepts, cost estimates, tenant demand validation, and an NPV/IRR investment recommendation for ownership approval.

Why it matters

Property managers know a lobby is losing leases or a vacant basement is dead weight, but converting that intuition into a capital request requires design work, cost estimating, competitive benchmarking, and tenant surveys that no single person can run quickly. The result is either a half-baked memo or a consultant engagement that takes months.

How it's done today

A PM calls a designer for concepts, gets a GC to rough-estimate costs, asks a broker what competitors are offering, and builds a ROI spreadsheet from scratch. Each piece arrives on a different timeline. The investment memo is assembled by hand, assumptions rarely match across workstreams, and the tenant demand question often gets skipped entirely.

When to use it

Reach for it

Use it when a PM has underutilized space, is losing tenants to better-amenitized competitors, has a stalled lease-up, or wants to add a revenue-generating amenity such as coworking, a fitness center, or a conference center.

Not the right tool

Not for ground-up construction (use construction-cost-estimator), full building renovation (use construction-project-command-center), lease TI negotiation (use lease-negotiation-analyzer), or furniture procurement. At v0.1.0 multi-agent dispatch is not yet built; invoke downstream skills individually.

A multifamily PM has an oversized lobby and is losing prospective residents to a competitor with a coworking lounge. She inputs the 1,800 SF space and a $400K budget cap. The orchestrator produces three programmatic options (cosmetic refresh, partial reno, full coworking conversion), ASCII floor plans, cost estimates ($90-$150/SF for coworking plus FF&E), a competitive audit of four nearby properties, a 12-question tenant survey, and a three-scenario NPV model. Output is an ownership-ready presentation with a BUILD/DEFER/PASS verdict.

This is a stub at v0.1.0. The multi-agent dispatch, amenity cost calculator scripts, and integrated ROI calculator are targeted for v3.0. Amenity benchmarks reflect 2023-2024 data; coworking and flex space trends are evolving fast, so verify local positioning with broker intel. All cost ranges are national averages requiring regional cost factor adjustments.
