What it does

Takes current operating KPIs (occupancy, delinquency, turn time, renewal rate) and returns a week-by-week sprint plan with an NOI bridge waterfall, SOP checklists, a vendor scorecard, and a CSV-ready KPI dashboard.

Why it matters

When an asset is underperforming, the mandate to 'fix this property' rarely comes with a blueprint. Asset managers juggle collections, leasing, turns, and retention all at once, and without a sequenced plan, the highest-urgency item (collections) gets treated the same as lower-ROI work.

How it's done today

An asset manager builds a narrative memo and a spreadsheet separately, lists initiatives without owners or deadlines, and relies on weekly calls to keep the property manager on task. The first 30 days are usually reactive; by Day 60 the plan is a relic.

When to use it

Reach for it

Run it at post-acquisition Day 1, when a property manager is replaced, when delinquency tops 5 percent, turn time exceeds 10 days, or renewal rate falls below 50 percent.

Not the right tool

Not for annual budget modeling (use annual-budget-engine), capex prioritization decisions (use capex-prioritizer), or preparing LP reporting (use quarterly-investor-update). If the asset needs a full stabilization thesis from scratch, start with dd-command-center first.

Example use case

A 200-unit Class B acquisition in Paterson, NJ closes at 91 percent occupancy with 6.2 percent delinquency. The skill outputs a 13-week roadmap with collections notices beginning Week 1, a vendor re-bid for three contracts in Week 3, and a NOI bridge showing the path from $1.92M to $2.76M annualized.
