Most CRE work is a sequence, not a single step. These chains show how skills hand off to each other across a deal, a development, or a fund. Each step links to its skill.
Produce a fully structured capital stack with sized senior debt, subordinate capital layers, and a JV equity waterfall that delivers levered returns meeting the fund hurdle, and maintain an ongoing refinancing decision framework through the hold period.
Move a raw deal lead through to a closed acquisition with a working asset management setup, producing an IC-approved underwrite, executed financing, cleared due diligence, and a year-one operating budget.
Carry a ground-up or major redevelopment project from land analysis through entitlement, construction, lease-up, and stabilization, then exit via permanent financing or sale, converting raw land or obsolete improvements into a stabilized income-producing asset.
Determine whether to sell, hold, or refinance a property, then execute the chosen path. The sell path produces net proceeds distributed to investors and optionally defers capital gains via 1031 exchange. The hold path confirms or restructures current debt and resets the next review cycle. The refi path replaces existing debt with new terms and restores the asset to hold-period management.
Take a fund from legal formation through capital raise, capital deployment via the deal pipeline, ongoing portfolio monitoring, LP reporting, and wind-down. Drafts capital account statements, performance attribution, and the inputs to a final distribution to LPs at fund maturity.
Protect and grow NOI throughout the hold period by running a continuous operational loop: set the annual budget, track monthly actuals against it, and dispatch targeted skills the moment capital needs, lease issues, vacancy, or NOI shortfalls arise. The chain hands off cleanly to the disposition or refi pipeline when the hold thesis matures.
