What it does

Takes a property profile and a workflow request, then routes to the right internal workflow: health dashboard, monthly owner report, vendor scorecards, tenant relations, maintenance ops, financial operations, compliance tracking, capital planning, or IREM/BOMA benchmarking.

Why it matters

Property management spans nine distinct operational domains, each with its own data, cadence, and stakeholders. Most teams stitch them together through a mix of spreadsheets, property management software exports, and tribal knowledge, so the asset manager and PM are never looking at the same picture at the same time.

How it's done today

An asset manager pulls the monthly financials from Yardi or AppFolio, reviews maintenance tickets in a separate system, chases the PM for a compliance update, and consolidates everything manually into an owner report. Each function runs on its own schedule with no single triage point.

When to use it

Reach for it

Use it whenever you need a PM deliverable: a monthly owner report, a KPI health check, a vendor scorecard, a delinquency aging summary, a compliance status update, or a capital plan input.

Not the right tool

Not for acquisition underwriting (use acquisition-underwriting-engine), lease negotiation (use lease-negotiation-analyzer), construction-phase PM (use construction-project-command-center), or fund-level LP reporting (use quarterly-investor-update). Pairs with capex-prioritizer but does not run its IRR/NPV analysis.

Example use case

A Class B office property is two months into a new management contract. The asset manager asks for a full health check: collections rate, work order SLA compliance, vendor contract expirations, and a preliminary monthly report. The orchestrator routes to the health dashboard and monthly report generator in sequence, flags three yellow-status KPIs against BOMA benchmarks, and identifies two vendor contracts expiring within 90 days that need a rebid decision.

Limitations

Output quality depends on the property data supplied; missing fields are inferred from IREM/BOMA benchmarks and flagged explicitly. Hospitality, self-storage, and medical deep-dive modules are stub frameworks in v0.1.0; full implementation arrives in v3.0. Benchmark data reflects 2023-2024 publications -- verify local market conditions before acting on variance flags.
