What it does

Why it matters

Leasing velocity lives and dies on response time, follow-up discipline, and knowing which deals are stalling. Most teams run their pipeline in disconnected spreadsheets, respond to brokers days late, and have no idea whether CoStar or broker events produce better cost-per-lease. The result is lost prospects and unattributed marketing spend.

How it's done today

A leasing agent manually drafts each inquiry response from memory, walks the space before a tour without a written prep checklist, logs pipeline notes in a spreadsheet that only they can read, and calculates commissions in a separate workbook that the accounting team rebuilds every quarter. Attribution for marketing spend comes from guessing.
