01 · Problem

Analyze ALTA title commitments, surveys, and Schedule B exceptions for CRE acquisitions.

Derived from the skill’s “Skill description” section.

02 · Who & When

Trigger on any of these signals:

  • Explicit: "title commitment", "Schedule B exceptions", "title review", "is title clean", "title cure", "encumbrances", "survey cross-reference", "title chain", "mechanic's lien", "lien search", "gap in title", "title endorsements", "ALTA commitment"
  • Implicit: user provides Schedule A or B text, a title report, an ALTA/NSPS survey, or lien search results; user asks which exceptions are acceptable; user is approaching a PSA execution or closing date and title review is outstanding
  • Workflow triggers: dd-command-center routes title documents here during due diligence phase; psa-redline-strategy needs cure obligations scoped before drafting seller reps; closing-checklist-tracker needs a resolved title package

Do NOT trigger for: residential title review (different standards), lease subordination analysis (use lease-negotiation-analyzer), portfolio-level encumbrance screens without deal-specific documents (use rent-roll-analyzer for existing lien pulls), or post-closing title claims (requires separate coverage analysis).

  2. Schedule A Confirmation -- pass/fail table for six Schedule A elements
  3. B-I Requirements Matrix -- table with owner, deadline, status; flag open items
  4. B-II Exception Analysis -- full exception table with tier and treatment
  5. Survey Reconciliation -- cross-reference table, encroachment findings
  6. Chain Validation Summary -- clean / gap found with description and cure
  7. Lien Search Summary -- lien reconciliation table
  8. Cure Path Matrix -- prioritized table with P0-P4 items, cost, and timeline
  9. Endorsement Order List -- endorsements to order with premium estimates
  10. Residual Risk Disclosure -- items accepted as-is; documented for client file

05 · Risks & Caveats

Stale-data note: Transfer tax rates and recording fee schedules reflect mid-2025 levels and vary by county. ALTA endorsement availability and pricing are underwriter-specific. Attorney-state designation reflects current practice but state bar rules change. Cure timeline estimates assume cooperative sellers and standard title plant access; complex chains may require significantly longer resolution periods.
