What it does

Takes the deal type, target closing date, and key parties and produces a workstream-by-workstream checklist with backward-scheduled deadlines, assigned responsibilities, and a live status dashboard. Also calculates rent, tax, CAM, and insurance prorations at closing.

Why it matters

Closings fail or slip because no one owns the full picture. A missed estoppel, a stale Phase I, or a lender condition that sat untracked for two weeks can blow a rate lock and add six figures in extension costs. Teams typically spread the tracking across email threads, spreadsheets, and counsel's to-do lists.

How it's done today

Closing counsel maintains a Word document checklist. The buyer's team keeps its own spreadsheet. Status gets reconciled on a weekly call where everyone reads from their own version. When the closing date shifts, someone manually updates due dates one by one, and at least one item falls through the cracks.

When to use it

Reach for it

Trigger it the moment a PSA is executed or a refi term sheet is signed. Also use it for status updates, closing date changes, and the final pre-closing go/no-go certification.

Not the right tool

Not for deal screening or underwriting before a PSA exists. Use deal-underwriting-assistant for that. Not for post-closing asset management onboarding once the deal is closed and recorded.

Example use case

A buyer is acquiring a 12-tenant office building with a 60-day close. The skill generates a full checklist across seven workstreams, schedules each estoppel deadline 25 days out, flags the Phase I as the first critical path item, and marks two lender conditions as at-risk when status updates show them still unstarted 10 days before their deadline.

Limitations

Deadlines are backward-scheduled from the target closing date. If the date moves, all deadlines recalculate, but the skill does not know about jurisdiction-specific recording procedures, local transfer tax filings, or state-mandated notice periods. Those items must be verified with local counsel before treating any output as final.
