What it does

Takes a lease document (plus any amendments) and returns a structured abstract of 35 fields, a full rent schedule, a critical dates calendar with notice deadlines highlighted, and a flagged list of ambiguous or inconsistent provisions.

Why it matters

A missed renewal option notice can forfeit the option entirely. A CAM cap misread on a 100,000 RSF lease can cost six figures in a single reconciliation year. Every downstream task in property and asset management, from billing to estoppels to CAM reconciliation, depends on lease data that most teams still keep in ad hoc spreadsheets or pull from memory.

How it's done today

A lease administrator or analyst reads the full document, tabs the key sections, manually keys fields into a spreadsheet or Yardi, and tracks option dates in a shared calendar that rarely gets audited. Amendments get filed but often never reconciled against the original abstract. The process takes two to four hours per lease and scales poorly during acquisitions.

Limitations

Confidence is flagged per field: high above 90 percent, medium 70-90, low below 70. Low-confidence fields must be verified against the source before use in billing or estoppel workflows. Scanned PDFs with OCR artifacts degrade extraction quality. Property type triggers relevant field additions (retail co-tenancy, industrial specs), but unusual structures may require a paralegal to review flagged ambiguities.
